Introducing Cornerstone Storage.

How a second-place offer became a Sioux Falls self-storage acquisition, and the operating plan behind its next chapter.

The opportunity came back

Metastone initially finished second in the sale process for Oscar's Mini Storage. The seller selected another buyer. When that transaction did not close, the seller came back to us and the opportunity reopened.

What followed was another round of negotiations and a detailed review of the property and business. We signed purchase agreements on January 5, 2026, and completed the acquisition in March. Today, the property operates as Cornerstone Storage.

Buying the property and the business

Located at 2209 W. 5th Street in Sioux Falls, South Dakota, Cornerstone includes self-storage spaces, climate-controlled storage, commercial warehouse space and vehicle parking.

The acquisition covered both the underlying real estate and the operating storage business. Along with the buildings, the transaction included leases, tenant records, equipment and digital assets. Our due diligence examined how the facility operated, from the rent roll and collections to access controls and the condition of the property.

A plan for the next chapter

The business plan focused on modernizing day-to-day operations: online leasing and payments, clearer tenant records, and improvements to gate access and camera systems. Planned property work also included lighting, signage, curb appeal and better use of the commercial warehouse space.

Those priorities shaped the acquisition and the transition to Cornerstone Storage. The property is now an active investment in the Metastone portfolio. Visit its portfolio page for current property details, or connect with our team to learn more.
